The following
is a general guideline of situations that constitute an emergency.
Please be advised that we are unable to respond to air conditioner,
furnace and appliance calls after hours. It is a good idea to
call as early in the day as possible if you feel that one of these
items is not functioning properly.
- No heat in winter
- No electricity (after checking your breakers)
- A plumbing leak or sewer backup
- Smoke or any condition which may cause a fire
- Locked-out of apartment
The hours
for regular maintenance service are Monday-Friday 8:00 A.M.-5:00
P.M. To assist us in keeping your apartment in the best
possible condition, we ask that you notify us as soon as possible
if you should become aware of a problem. You reporting a maintenance
problem to your Resident Manager or the main office will be your
notice that someone will be coming into your apartment for the repairs.
Non-Emergency items may take longer to be repaired, depending on
the current calls. Please do not ask the Maintenance Personnel to
do any extra work for you.

HEATING
& AIR CONDITIONING:
- Temperatures
should be at a constant 68 degrees outside in order for the A/C
to perform properly. Turning your A/C on before that will cause
it to freeze and would then will have to thaw before it can be
repaired.
- Furnace
Filters are changed every 3 months. If you want your filter changed
more often than that you may do so at your own expense.
GENERAL
MAINTENANCE INFORMATION:
- Any misuse
of plumbing or appliances will result in a bill for the repairs.
- Tenants
are responsible for the proper care and cleaning of all appliances
provided in the apartment.
- Do not
use products such as Drain-o to unclog your sinks. This will cause
damage to the pipes and is hazardous to anyone that works on the
pipes.
- When running
the dishwasher please take care that nothing can come loose and
get caught in the bottom of the dishwasher. Please do not use
regular dish soap.
- Please
inform your Resident Manager and/or the main office if you are
going to be gone more than 7 days. During the winter please open
the cabinet doors under the kitchen sink to prevent freezing.
During your absence please do not set the thermostat below 60
degrees or shut off your furnace, heater or electricity.
- Do not
use abrasive cleaners such as Comet or Ajax on shower doors or
stainless sinks to prevent scratching.
- Any alterations
done to apartment must first have the okay of R.D. Barr Co.
- Please
make sure your windows are closed when it is snowing or raining
to prevent leak damage to your apartment and those below.
- Tenants
are responsible for replacing their own light bulbs and smoke
detector batteries. Please do not exceed the wattage listed on
the light fixture when replacing bulbs.
